How we do it
Innovative Acquisition Strategies
We acquire, own, deliver, and operate workforce and senior affordable housing in cities across BC.
Through innovative acquisition strategies, we focus on acquiring land and buildings through distressed and undervalued sites, land donations, land leases, surpluses, and inclusionary housing with private sector developments to deliver housing, expand our portfolio, and create viable development projects. Once these projects are financially self-sustaining over time, the affordability of homes will deepen and sites are leveraged to access additional financing, acquire land, and further amplify delivery of affordable housing.
Project Equity and Cross-Subsidization
These assets are used to access project equity that can act as a source of working capital for new projects to fund pre-development costs where financing is the most difficult to secure to get projects off the ground.
Relationships with both levels of government and social equity lenders will be leveraged for project development and capital financing.
Our mixed-income model will create cross-subsidization for projects as a more sustainable model of delivery of affordable housing with less reliance on government funding.
